Signs that Your Roof Is Failing

The roof is sagging or buckling.
Shingles are missing, broken, lifting, or curling.
You find granules from shingles on the ground or in gutters.
Dark areas of mold or rot can be seen on the roof, or moss is growing on the roof.
Loose, exposed nails can be seen on the roof.
You see signs of water damage on the ceiling or walls or inside the attic.
Go into the attic on a sunny day and leave the lights off. Look around the chimney and vents. If you see points or cracks of light coming through, the flashing is worn out.
If the roof is 20 years old or older, it's probably time to get an inspection and start thinking about replacement.
